Ground Floor – Main Villa
Open space with Kitchen, dining and living area:

• Kitchen, with large range stove, larder fridge, dishwasher. The bespoke handmade kitchen and butler’s pantry beautifully compliment the soaring ceilings and unique terracotta columns that dominate the kitchen and dining area with a large Lacanche stove, microwave, American fridge freezer, additional larder fridge and two dishwashers, supplemented by pretty much every gadget you can think of, the kitchen is a cook’s paradise.
  
• Butler’s Pantry with fridge freezer with ice dispenser, dishwasher, microwave.
  
• Dining room with seating for 14. The large chestnut dining table can seat 14 for more formal dining occasions, whilst outside, numerous travertine cafe tables are dotted around the courtyard, where you can enjoy your breakfast either in shady corners or basking in the morning sun.
  
• Drawing room with fireplace and Sonos system. Beautiful Sitting Room with French windows opening on to a more private terrace with views to the West. Furnished in an elegant style and connected to the kitchen and dining areas, there is a large travertine fireplace for winter evenings.
  
• Sitting/TV room (with queen-sized sofa bed), LCD TV, DVD player.
  
• Ground floor guests room Il Forno with walk-in shower, can serve both as a TV room and library, as well as an additional guest room Part of this room was originally the old bread oven – hence the name! Located on the ground floor and directly opposite the guest bathroom with rain shower, Il Forno has been converted into a comfortable sitting room complete with LCD Smart TV (with Sky) and DVD, and a stufa (wood-burning stove). Furnished with a luxury corner sofa and ottoman that can be turned into a Queen-sized bed, this room also offers flexibility as a guest room for those who prefer not to climb the original travertine staircase, or as overflow for additional visitors.

• Wine Cellar: Immediately underneath the Studio is a beautiful wine cellar stocked with a choice of some of the most renowned wines from the region.

First Floor – Main Villa

• Master suite Venezia (Super King four poster), bathroom en suite with walk-in shower; LCD suite with soaring ceilings and direct access to the loggia; exquisite bespoke furniture including a large four poster bed (super king), and rich velvet furnishings complement the grandeur of this space. With its own sitting area, LCD Smart TV (with Sky), and a travertine fireplace for those cold Tuscan winter evenings, Venezia offers guests a sumptuous environment in which to relax and recuperate. The magnificent en-suite bathroom combines the best of local materials and craftsmanship with luxurious modern fittings as befits a grand suite. The blu-Etruscan travertine double shower and washbasin stand beneath the dramatic beamed ceiling, whilst the freestanding bath offers views towards Mount Amiata and Montalcino.
  
• Double bedroom Cinese (King) with ensuite shower room. The fabric ‘Enter the Dragon’ and specially chosen pieces of furniture inspired by or brought back from China, create a sense of the East in this spacious guest room. Yet the sumptuous colors also echo Tuscany at its best – the aqua of the thermal baths, the orange of the terracotta bricks and the brown of the scorched earth in summer. Fine Busatti linens grace the King-sized bed, and a locally crafted travertine bathroom in a ‘Mandarin’ style, complete this beautiful guest room.
  
• Mezzanine bedroom (Queen) with free-standing bath and shower room en-suite . An oak and iron staircase leads up to the bedroom overlooking the free-standing bath, offering the opportunity to relax whilst admiring the stunning views to the West of Villa Bibbiano. Mezzanino, inspired by a New York loft apartment, is elegantly furnished, has a queen-sized bed and provides a creative use of space given the height of the room. Another beautiful travertine bathroom with rain shower and unique Douro Travertino washbasin sits snugly beneath the mezzanine bedroom.
  
• Double bedroom Girasole (King) with ensuite shower room. With views to the West and South and direct access to the loggia, Girasole definitely allows guests to ‘follow the sun’. Inspired by the sunflowers that grow in abundance across the region in the summer months, the furnishings and artwork reflect the colors of the land around San Luigi. Girasole has a king-sized bed and its own light-filled, en-suite travertine bathroom with large rain shower, and of course, those all-important fluffy Busatti towels and bathrobes, and organic Tuscan toiletries.
  
• Twin bedroom Blu (or King) with ensuite shower room The striking fabric on the headboards inspired the design of this room, which also reflects the time we spent in the ‘Medio Oriente’. Cool yet inviting, the Busatti ‘blue’ linen, made the same way today as it was centuries ago, perfectly complements the William Yeoward fabrics used throughout this individually styled space. With zip-link twin beds that can easily be converted into a King, and an ensuite shower room, Blu provides flexibility for family guests.
  

Entertainment Zone
Across the courtyard you will find yourself in the building known as the “A-Wing”. Here there are soaring ceilings and magnificent iron doors. There is a media room with large fireplace and a sitting room with Smart TV and Sonos system. There is also a bar area and a full-size snooker table so the whole zone can be used for parties and entertaining.

Guest Suite (just beside the Villa)

• Double (Queen) bedroom suite Oliveto, en-suite bathroom with walk-in shower. With a more traditional feel and original terracotta tiles, this suite offers seclusion for those who may want their own space away from the main Villa. L’ Oliveto has a queen-sized bed, its own sitting area complete with LCD Smart TV (with Sky), and a working travertino rosa fireplace where guests can light a log fire on cold winter evenings. This light-filled suite also offers outstanding views to the West and has its own covered terrace and garden over-looking the Olive Grove. The bathroom in Carrera marble houses a freestanding bath and separate shower, and as with all our guest rooms, has full under-floor heating and air-conditioning.
  

Pool Area
There is a spectacular chlorine-free Travertine infinity swimming pool heated 14m x 7m with built-in steps and automatic pool cover; pool bathroom with rain shower. The pool is open from mid May until mid September. Outside these dates, the pool can be opened on request for an extra charge. Beautifully set up around the pool are high quality designer loungers and parasols. All overlooks glorious sunsets.

By the pool, there is an exceptional external kitchen and dining area complete with Pizza oven; Gas-fired BBQ; two-ring burner; fridge; ice-maker; dishwasher; all cooking and eating utensils Dining area with two large tables and parasols Lounge area with pergola and comfortable seating Sun terrace by pool with 12 loungers to ensure you can keep cool whilst you lounge by the pool, enjoying the Tuscan summer sun.

The Gym
Offering panoramic views of the estate’s magnificent infinity edge pool, lake and rolling hills, the fitness center features next-generation Technogym® equipment to improve balance, strength and flexibility. Customized sessions can be arranged to tone the whole body or strengthen specific muscle groups. Training can be delivered in a daily program or mastered with the assistance of a personal trainer.

Yoga, Pilates, Facial Treatments and Body Massages can all be enjoyed, either at the fitness center, the estate’s grounds or by the magnificent infinity edge pool. They offer serenity for the body, spirit and soul to regenerate and activate the natural center so that energy flows, allowing the body to experience more vitality.

Grounds
Bocce court; extensive gardens and seating areas; olive grove, vegetable garden.

The Helipad
A dedicated Helipad is situated within the estate’s grounds and is positioned away from any obstacles to facilitate a safe helicopter landing / take-off.

Gardens
Throughout the gardens and estate there are many beautiful features – the Italian gardens at the front of the house planted with roses, buxus and rosemary; the numerous lovely spots that have been created simply to enjoy the incredible views and the surrounding traditional Cypresses and Holm Oaks. Inside, there are wonderful areas for entertaining, as well as private terraces and smaller rooms to find peace and quiet.

The gardens around the villa are beautifully designed, with olive trees, palm trees, and other exotic species as well as beautiful manicured lawns and wonderful flowers. There are a host of outdoor features that are designed to lend themselves superlatively to holidaying in this part of the world.
