The villa sits in the hills of Tuscany, surrounded by the beauty of the vineyard covered slopes. Each
of the fourteen independent rooms is designed for ultimate comfort and relaxation. Peace, quiet and
the divinely-constructed Italian landscape transport you to a state of perfect bliss.

The property is composed by 3 buildings which can accommodate in total up to 34 + 6 people.

The manor house is at the center of the villa, and serves as the centerpiece of your luxury, all-
inclusive vacation. Here, you will be greeted with a breakfast of fresh eggs from the chickens in the
coop outside and tomatoes from the vines.

All rooms are comfortable and spacious with private marble baths and breathtaking views!

Guests will be given a tour, and will also enjoy tasting some of the delicious wines that are made
on the premises! We also offer group or individual cooking lessons.

The villa is fully staffed with a chef, English-speaking house manager, two waiters, two maids that offer daily service and a pool assistant.
The staff is available to help with any plans that guests wish to make or directions that they may
need.

If guests would like to have a driver, even for a day, the tour operator that we use is very reliable.
I will be happy to help plan excursions or just offer a few suggestions.

Property Layout

Il Casalone

Built in the 18 th century, features a ground floor The Casali di Bibbiano Cucina which hosts daily breakfast and reservation-only lunches, dinners and cooking classes.
There is a grand salone with kitchen with industrial stove, two ovens restaurant style refrigerators, microwave, dishwasher, dining room with formal and informal setting for up to 32 guests.

A bar and grand piano in addition to a living room and library upstairs, including pool table,
four sets of French windows that open onto the terrace.

Terrace with wrought iron tables with seating. The view from the terrace is of farmland and the
medieval village of Montalcino. A guests bathroom with shower is also present at this floor.

On the 1st floor are presente five double bedrooms each with en-suite bathrooms and air conditioning.
One bedroom features a second floor loft with trundle bed and another features a separate room
with a pull out couch.

Villa Casalone has in total 7 bedrooms for up to 14 + 2 guests.
These rooms are ideal for accommodating children.
Adjacent and accessible from Villa Casalone is the Casali di Bibbiano Cucina.

Il Casalino

Built in the late 18th Century, is perched on a beautiful hillside overlooking the vineyards and the
historic towns of Montalcino and Castiglion del Bosco in the distance.

Villa Casalino features a very large living room and kitchenette area with fireplace on the ground
floor which features easy access to the property’s pool area. In addition, there is a two bedrooms
suite on the ground floor with queen size beds.

A large staircase leads to the 1st floor which features 7 bedrooms all with either king or super king,
en suite bathrooms and air conditioning.
Two bedrooms (Lavanda and Giglio room) they features a second floor loft with trundle bed for
total four extra people.
The rooms all feature wood beam ceilings, views out onto the stunning valley and grape vines
below or the inner grounds of Casali. Guests at Villa Casalino go to the Cucina for daily breakfast
and reservation-only lunches and dinners.

Villa Casalino has in total 9 bedrooms for up to 18 + 4 guests.

La Casina

Built in the late 18th Century, is perched on a beautiful hillside over the vineyards with the historic
town of Montalcino and Castiglion del Bosco in the distance.

The Casina features one bedroom with a walk-in closet and en suite bathroom, a small living room
with fireplace. The Casina is fully air-conditioned and stand-alone from the villas. It can be rented
either with Villa Casalone or Villa Casalino and is a lovely option for the bride and groom, party
host(s), or VIP(s).

Distances: Casali di Bibbiano is a perfect base for taking day trips. It is 20 minutes to Siena, 1 hour to
Florence, 15 minutes to Montelpulciano, Pienza, Montalcino and so many other lovely towns.

Casali di Bibbiano can host up to 40 guests and is available all year round.

Reservations require: 50% deposit with balance due 60 days prior to arrival.
100% no refund in case of cancellation.

Security: 20% of the rental amount to be held by the owner’s U.S. office.
